Our fees, in full: no purchase, no fee
The same schedule applies to every client, and it is public. Our purchase fee is due only if the purchase completes.

Turnkey purchase
7.2% of the price, VAT included
Minimum €9,600, maximum €28,800. Paid by the buyer, only at completion before the notary. Covers search, selection, visits and reports, negotiation, and coordination with the notary and the bank.
Works supervision
10% of the works budget, VAT included
Choosing and coordinating tradespeople, site supervision with photo reports, quality checks and handover.
Letting and management
5% to 7% of rents collected, plus 20% VAT
5% in Paris, 6% elsewhere, 7% for house shares. Finding a tenant: one month's rent excluding service charges in the tightest rental market (zone A bis), 75% of a month's rent elsewhere. Check-in inventory: €3.03 per square metre, VAT included.

What is not included
- The price of the property
- Notary fees and taxes, about 7% to 8% of the price on an existing property
- The cost of the works and furniture
- The partner broker's fee if you use one, 1% to 2% of the loan
- Bank fees, loan guarantee and borrower insurance

How much does Expat'Immo charge for a turnkey purchase?

No. Notary fees and transfer taxes are paid to the notary, about 7% to 8% of the price on an existing property.
