Why France

The tenant pays the bank. Your savings keep working.

French banks lend for buy-to-let purchases, including to people who live abroad. The rent covers most of the monthly repayment, so a modest amount of your own money controls a much larger asset.

Many of our clients go one step further. Instead of putting their savings down as a deposit, they keep them invested, for example in a global equity fund, and pledge that portfolio to the bank as security. The property is financed, and the portfolio keeps compounding.

How a pledged portfolio finances a rental property Your €100,000 is invested in a global portfolio and pledged to the bank. The bank lends €500,000 for the property. The tenants' rent repays most of the loan. After 25 years you own the property and the portfolio. Your savings €100,000 The bank finances the project stays invested €500,000 loan Global equity portfolio Your property pledged as security Your tenants €1,875 net rent a month The rent repays most of the loan. You top up €709 a month in our example. After 25 years: the property is yours and the portfolio has kept growing.
One sum of money, two jobs: it secures the loan and stays invested. Illustration based on our 25-year worked example.

What makes France work for an overseas investor

Four things you can rely on

Credit is available
The average French mortgage rate was 3.40% in September 2026, excluding insurance (Observatoire Crédit Logement/CSA). The non-resident applications handled by our partner brokers are usually priced between 3.4% and 4.2%.
A notary-led purchase
Every sale is signed before a French notary, who checks the title, collects the taxes and verifies the origin of the funds. You can sign through a power of attorney, without travelling.
Rents that can follow inflation
With a rent review clause in the lease, the rent can be adjusted once a year in line with the IRL, the official rent index that Insee publishes every quarter. The exception: homes rated F or G on the energy performance certificate cannot have their rent increased.
Tax you can plan for
Rent from French property is taxed in France, at a minimum rate of 20% for non-residents. Landlords who let furnished can deduct depreciation, which often keeps taxable profit low for years. Read the tax guide.

Our work

Renovation is where the value is created

Most of the apartments we buy need work. That is where the rent and the resale value go up, and where most remote investors get stuck. Our own works team handles it, with photo reports at each stage.

What our clients say

Rated 4.9 out of 5 by our clients

★★★★★

Very happy with my first property project with Expat'Immo, run from Singapore. I used them alongside other similar services, and it was night and day: the quality of the opportunities and information, the team's responsiveness, professionalism, transparency. From the search to the signing, the works and the letting management, they were faultless. I am already planning my next project.

★★★★★

Living abroad, I used Expat'Immo to buy a property in Marseille. The service is simply impeccable. William was very available and full of advice to help me make the right choice. Once the purchase was done, Marie, the architect, ran the renovation masterfully, with remarkable initiative and professionalism, for a beautiful final result. I really recommend Expat'Immo, especially for non-residents like me.

Paco D. · Living abroad, bought in Marseille
★★★★★

A great adventure with Expat'Immo on our first rental investment. Excellent support and a lot of explanation along the way: you really are taken by the hand. We especially liked the turnkey, à la carte service. We highly recommend it and will very likely do it again.

Frequently asked questions

Can a foreigner buy property in France?

Yes. French law does not restrict property purchases by nationality or country of residence. The sale is signed before a notary, and every buyer goes through anti-money-laundering checks on the origin of funds. Financing is the harder part, which is why we work with brokers who specialise in non-resident borrowers.

Do I need to travel to France to buy?

No. We visit for you, send videos and a written report, and you can sign through a power of attorney. Some of our clients only see their apartment once it is already let.

What does Expat'Immo charge?

7.2% of the purchase price, VAT included, for a turnkey purchase, with a minimum of €9,600 and a maximum of €28,800, due only when the sale completes. Works supervision is 10% of the works budget, and management 5% to 7% of rents plus VAT. Full details on our fees page.

Which language will we work in?

English or French, as you prefer. Antoine and Isabelle, who look after clients abroad, both speak English. Legal documents such as the notarial deed are in French, and we go through them with you in English.
